Many folks have asked me this question, WHY GOA for House? here is my Technical analysis based on Ground experience Let me give you some History that people on Social Media don't know, or try to understand 2022 August 15th one of my followers who is now a family member met me at Chai pe Charcha in Noida, She invited me to Goa for Chai Pe Charcha on 15 August 2022 This was my first ever trip to Goa and I was shocked to know that the real Goa is far from what is marketed by people and Bollywood. All my assumptions about Goa were shattered the popular view about Goa is that it is a place for Beer, beach, and Babe. As liquor is at every corner, drunk people will be all over and it is a Christian state as per Bollywood The fact is, Goa is 70% Sanatani with many Mandirs all over and some date back to pre-Mahabharat times Despite liquor flowing all over, you will not find a drunk person rolling on the street or any public place No eve teasing of any kind by locals and a woman can come back home alone at midnight If you leave your helmet on ur bike or scooter and come back to take it after a day, it will be there. zero crime of any kind and police in general have no major task in hand. UCC plays an important role The hungry eyes on beaches are not that of locals but our brothers from Delhi, HR, RJ, Noida, and PB Goa has a tropical flat climate. Under the sun you will feel hot but if you stand under a shade, it is a cool breeze The best thing I like is that drivers on the road are very disciplined, no one drive sitting on the horn. The noise pollution is minimum and the best part is your life expectancy increases by 15 years as compared to any Metro in India Having experienced a Goa which is far from propaganda of Bollywood, A question came to mind. Since mountains in the North have decided to slip to planes why not build my first home in Goa So I started hunting land where I could build my home. I visited Goa 10 times to see many land parcels offered by big builders which you call reputed and understood the Land game. I had two options By near a beach or at least 10 km from the beach The one thing no builder tell you but locals will tell is that the Goa beach soil is loose in nature and second is that due to moist air from the sea, the corrosion of beach properties is massive While staying away from the beach, the 90% moister in the air is absorbed by trees and plants and U has refined air Now the cost For a 150 Sq yard developed plot, the cost is anywhere between 75L to 1.5Cr. Developed means plat has electricity, water, and sewage connection with clubhouse, street light, common area, and road If I take the cheapest 150 SqYd plot at 75L, the one acre will cost around 24Cr Now the second catch which no developer tells you unless you are aware. As per local state law, a 3-meter open space had to be left at all 4 sides of the house So the question is, if 3 Mt space at all 4 side of 150 sqyd is left open, U will only be able to make a matchbox which today's builder call Villa This was disappointing for me so I decided to make my own estate. I hunted and by blessing of Mahadev got one 60-acre land parcel and we decided not to offer 150sqyd plats as our idea is not money minting but creating a Masterpiece and since it is bulk buying, we are planning to offer 1 Acre, 1.25 Acre, 1.75 acre and 2 Acre plots not costing 21 Cr but just under 7Cr in thick forest without even destroying any plants or trees. In place of 1000 properties, we are only offering 40 plots in the entire estate My Architects' friends have offered that they can offer their services to build the bungalow with traditional Goan architecture as per the owner's specifications and requirements. and the house may cost you roughly 70L to 1Cr max unless you wish to install 24 Carat Gold plated WC having very very aggressive costing, the property had to be by invitation as we are neither property professionals nor business We want to build a like-minded community that can contribute to Bharat and the World from Goa
