This can be a campground or longer term ones for RVs. There will be people going around to make sure others comply with the rules, for better or worse. No one is born wise. Wisdom is attained over time. Sometimes we gather it through our own experience. Other times, one can note the experiences others have and we can learn from that, learn what to do....or what not to do. So we can actually learn from news stories. Condominiums are not apartments. They are a form of ownership. If there's a HOA, well, that's the form of ownership. There will be a board, charter and rules. They can dictate to you your living there. And if you don't like it, your own remedy will be to sue them. That will cost you money for lawyers. Oh, and the hoa will use your (and others) money to pay for their lawyers mind you.....so it's pretty much a no win. Timeshares are designed to always suck your money and be inescapable unless one finds a bigger sucker..... Become wise in both reading news stories, listening to others, and in your living.
